TERMS & DOWN PAYMENT: A 10% non refundable deposit will be delivered by Buyer as certified funds or wire transfer to Seller's attorney.

CLOSING: Buyer must close in 30 days following execution of sales contract. TIME IS OF THE ESSENCE.
TITLE: Seller shall deliver to buyer at closing a General Warranty Deed, free & clear of any liens.
